Conditional Use
A Conditional Use is a use that may be compatible with the zoning designation but a review of the impacts of the proposal is required by the Planning Commission for compliance with adopted standards in the Land Development Code. Examples include a school or a church in a residential neighborhood. Each zoning designation includes a list of Conditional Uses specific to that zone.

Review Process
Conditional Use requests are processed as a Type III Land Use application. The process starts with a pre-application conference to provide feedback on a proposal and the information necessary to submit a complete land use application. Once an application is submitted, it is reviewed for completeness purposes within 30 days. Per State law, once complete, a decision from the city is provided within 120 days. Type III decisions include a staff recommendation and a decision by our 7-member Planning Commission.
